Landlords, realtors, and property managers pay as they go: collecting applications is free, and you only pay for Verified Screening (credit, ID, and income verification)—one flat fee per screened applicant, charged automatically to your card on file. No subscriptions, nothing to pre-buy.

No. The landlord covers the screening fee, so applicants are never charged. The credit check is a soft inquiry through Equifax, so it doesn't affect the applicant's credit score.

Yes. Documents and application data are encrypted in transit and at rest and stored in Canadian data centers. Your application is shared only with landlords you apply to, landlord views of your report are logged, and if you withdraw your application, that access is revoked automatically.

Yes. Applicant details are saved to a reusable profile, so the next application starts pre-filled—and documents already in their Tenant Bird vault can be attached without uploading them again.

Yes—right up until the landlord locks it for review. Applicants can add missing documents, complete outstanding verifications, add a guarantor, and update their message to the landlord or emergency contact, and the landlord is notified when something changes. Core details like income or move-in date are fixed once submitted—to change those, an applicant withdraws and re-applies.

Realtors and property managers can send owners a secure link—no account needed. Owners can view applications and screening summaries for their property and share feedback, while the final decision stays with you.

Yes. Generate the Ontario Standard Lease, add your own additional terms or attach an addendum, and collect signatures digitally. Everyone gets a copy of the signed lease as soon as it's complete.
